You are an experienced real estate development professional with over 15 years of experience overseeing the development of mixed-use and residential (multi-family) projects. You have pioneered large-scale, phased, master-planned developments, and will parlay your expertise into successfully managing development projects in Western Canada.
Current projects include Belmont Market, an inspiring new 24-acre community on Vancouver Island’s West Shore. Ledcor Properties plans to develop approximately 400 residential units within this community in a combination of rental apartments and market residential condominiums. Cascata, an upscale midrise condominium project planned for the Mission neighborhood of Calgary, will add to the success of the recently completed luxury residential project, The River.
As a member of the Ledcor Properties team, and reporting to the Sr. Vice President, you will be responsible for all phases of real estate development including pre-development, permitting, planning, product positioning, product design, marketing and sale of condominium product, pre-leasing of apartment product, construction and delivery.

Manage the design team, the design process, permitting, marketing, sales and pre-leasing, budget preparation and management, business plan management, legal requirements, formation of condominium associations, rental management agreements, property management agreements, construction execution, and product delivery
Progressively identify, manage, mitigate and report project risks and potential impacts on the agreed upon project deliverables
Anticipate critical issues, potential problems and risks, and present to SVP
Provide regular and timely written reporting regarding project deliveries, inclusive of necessary meeting attendance, with both internal and external stakeholders
Communicate and work with all staff, the client, community stakeholders, partners and consultants, as well as local and regional interested parties
Establish and strengthen relationships with local authorities as well as residents, businesses, and relevant organizations in the community
Ensure projects are delivered on time, within budget, and to a high quality level
Assist with preparing project recommendation reports in order to obtain endorsement from senior management, financial partners, lenders, etc.
Assist with the preparation of materials and information necessary to secure funding
Manage preconstruction work through the project team
Prepare, monitor, record and report on all aspects of the project, including proforma management
Review and approve contractor and consultant progress payments
Keep abreast and report on macro and sub-market conditions as well as supply/demand characteristics in specific product segments
15+ years of relevant project experience in large-scale real estate development of mixed-use and multi-family housing
Bachelor’s and/or Master’s degree with concentration in construction management, business, urban planning, architecture, civil engineering or a related field
Experience in the full development delivery cycle (feasibility through delivery), inclusive of low, medium, and high density residential/mixed-use development
Project management experience with extensive knowledge of design issues and building systems, and a working knowledge of construction materials and methods
Knowledge of the Greater Victoria and/or Calgary market and knowledge of provincial and local planning and land use issues would be highly desirable
Ability to communicate clearly, collaborate with and understand multiple stakeholders’ needs including local and regional government, private investors, lenders and community organizations
Effective management, budgeting and reporting skills
Excellent communication and interpersonal skills, and a team-building spirit
Strong track record of building successful teams and promoting teamwork through motivating and coaching; skilled in facilitation, mentoring and conflict resolution
Well organized and detail oriented, with excellent analytical skills
Advanced project management, MS Office skills
Effective business writing skills
Aptitude to manage multiple projects
Ability to travel on a regular basis
Ability to work evenings as necessary to attend various city meetings and conferences will be required
Must have and maintain a valid driver’s license and clean driver’s abstract
