You are a seasoned Director of Project Control looking to grow your experience as a key contributor within the real estate development industry. Reporting to the Senior Vice President of Development and Properties, as Director of Project Control, you will provide ongoing supervision and leadership on the financial, entitlement, project management and escrow aspects for key development projects.

Responsibilities

• Establish and maintain a robust pro-forma accounting and reporting system for all development projects, including financial analysis for ‘what if’ scenarios
• Establish system to ensure all project invoices with supporting documentation are centrally captured, coded, approved and processed into the system on a timely basis
• Liaise regularly with key project, sales and marketing staff to ensure all project revenues, costs and timing are up to date
• Assist the Vice President, Finance for all project financings including preparation of financing request packages and working with appraisers and commercial construction and permanent financing lenders
• Coordinate with accounting and legal personnel to create new project entities and companies and gather necessary incorporation and partnership formation documents
• Coordinate with the accounting group regarding all aspects of the accounting and functions including preparing monthly, quarterly and annual profit and cash flow plans for forecast periods up to 5 years
• Implement and monitor holdback schedules and internal controls consistent with corporate mandate
• Assist with the entitlement process, coordinating with jurisdictional authorities and communicating with community stakeholder groups as required to represent the company in a positive manner throughout the development lifecycle
• Manage the legal process regarding formation of the Association for Apartment Owners (AOAO), including developing the budget and reviewing the condominium documents
• Establish a system to manage contract documents, budget tracking, submittal requirements, progress draws and payments, change orders, and project close-out
• Manage the furniture, fixture and equipment (FF&E) procurement and installation process including budgeting and scheduling
• Manage the full-cycle sales contract administration process to ensure timely and accurate closings for all sales contracts
• Coordinate the comprehensive insurance requirements for each project or land holding.
• Establish a robust monthly reporting system to help progressively identify, manage, mitigate and report project risks and potential impacts on the agreed upon project deliverables
• May perform other duties as assigned

Requirements

• 15+ years’ experience in the real estate development industry with a working knowledge of the full development cycle from acquisition to project delivery. Knowledge of the local Hawaii market is highly desirable
• Degree, diploma and/or designation in business degree and/or accounting
• Proven ability to understand development project administration and contract commercial terms from inception to completion
• Excellent written and verbal communication skills and strong ability to develop project proforma and financial analysis
• Experience with the sales and administration process for the sale of real estate, including the escrow process
• Ability to autonomously function at a high level without a local support network, as this will be a small team work environment
• Previous knowledge of ERP accounting system, preferably JD Edwards in addition to strong MS Excel skills
• Successful completion of pre-employment drug & alcohol requirements

• A valid passport and the ability to travel to various sites and office locations within USA and Canada is required
