Job Summary:

As a Development Project Manager, you will be responsible for gathering ownership information for parcels of land, writing offers for land, project due diligence, land acquisition and the close of escrow process management. You will also be involved in budget development, monthly draw oversight and budget update management for California projects.


  • Identify consultants/vendors, request and analyze proposals, negotiate scope, budget, and onboard consultant/vendors to work on California projects
  • Negotiate Contracts such as Professional Service Agreements (PSA), Consultant Service Agreements (CSA), Guaranteed Maximum Price (GMP) Agreement and Vendor contracts with architects, engineers, consultants, general contractors, brokers, vendors, and property management companies
  • Management of internal and external project team members from various disciplines including land acquisition, legal, finance, design, construction, leasing, marketing, accounting, and property management from project inception through a fully transitioned operating property or sale of the asset
  • Manage consultants and liaise with municipalities to obtain all relevant entitlements and building permits. Includes meetings, document preparation and permit processing
  • Monitor project budget progress for all California projects (6 active) and report any variances or issues (during design and construction) using JD Edwards and Microsoft Project
  • Manage review of change orders to remain within budget and negotiate revisions to deliver project within acceptable budget parameters
  • Oversee project accounting activities done by Sr. Admin, such as the preparation or coordination of Draw Requests


  • Bachelor’s degree (or FDE) in business, engineering, public administration, or architecture/ planning related majors
  • Two years of experience in construction management, safety implementation, and design-manage-build joint-venture project
  • Two years of experience managing consultants, subcontractors and vendors in a design management capacity and construction management capacity
  • Two years of experience working with JD Edwards accounting software
  • Two years of experience with Procore, Bluebeam & Construct ware
  • Two years of experience reading construction drawings, change order reviews, submittals and RFIs using Procore, Construct ware and Bluebeam
  • Two years of experience working with public entities such as government, authorities having jurisdiction and public sector officials
  • Two years of project management experience working on complex projects with a variety of stakeholders
  • Two years of experience using Windows and the operation of a PC in general including MS Word, PowerPoint, Excel, MS Project, MS Teams, and Outlook
